
Not long ago, I was doing consulting for an agent.
They wanted to focus on growing home seller clients. It was the side of real estate they preferred… the marketing side selling properties.
They had some decent website traffic but weren’t getting many of those visitors to contact them or sign up to their email newsletter.
I took a look and figured out the problem instantly.
There was no real incentive for visitors to contact the realtor.
The website looked great but it was more or less a brochure site. It had all the markings of a typical agent website but nothing stood out. There was nothing special.
The worst part is the only email sign up offers was “Join our newsletter to receive listings”. Sure, a few visitors joined but the numbers were bleak.

Create and offer something home seller clients would want… something they’d want badly enough to contact the realtor or sign up to the newsletter.

It’s simple, actually.
Put yourself in the shoes of someone considering or about to list their home for sale. What would help them at the point? More importantly, what would they want badly enough to give you their email for?
The answer is resources that will help them get on the path to obtaining top dollar for their home.
The data is clear that homes properly prepped and presented fetch higher offers. It’s that simple.
So you prepare and give away materials that help homeowners prep and present their house as much as possible without spending a fortune.
I call this “The Home Seller’s Prep Pack for Top Dollar Offers”.
This pack includes:
=> Staging checklist: Step-by-step on decluttering, furniture arrangement, lighting, curb appeal.
=> Pre-listing repairs list and suggested capable handy person service: Common issues buyers notice (roof, paint, flooring, faucets, caulking, etc.).
=> Cleaning guide and suggested reputable cleaning service: A “deep clean” room-by-room checklist.
=> Home seller timeline (this is more valuable than you might think. Most home sellers, once they decide to sell, are keen to get their hands on the money). This would be a visual roadmap from “thinking of selling” to closing day.
=> Property photo prep guide: How to make rooms camera-ready.
=> Home showing Etiquette guide: What to do (lights on, pets out, smells neutralized).
IMPORTANT: Include in the pack what aspects of prepping the home you will help with. The more you do for your clients, the better. For instance, if you typically handle pre-showing details, say “don’t worry about any of this… it’s part of my service. I just wanted you to know all the steps I take to present your home in the best possible light.”
It would also be a good promo of your services to include your typical marketing plan for properties… set out all you do to get top dollar offers fast.
Why does this work?
It works because these documents are tangible and useful to home sellers.

Alternatively, these days, it’s a piece of cake. Get ChatGPT or Claude to help with a draft. You edit and enhance it. Then you give the final draft back to ChatGPT and ask it to turn it into a PDF. If you like Canva, create it in Canva. If you prefer Word documents, use Word. Make it as nice as you can and if you can swing it, hire someone on Fiverr to create a stunning design for each document, plus a cover image.
If you have to spend a few hundred bucks on a Fiverr designer, this lead magnet will serve you well for years and years and years. It should become your primary offer on your website.
Put email sign-up pop-up on your site (annoying but by far the best email sign-up location on any site). Put a form offering this pack on our sidebar, the bottom of the site and a dedicated landing page. This is what all website visitors should see. Link to the landing page from your social media pages (instead of linking to your website’s home page).
This simple endeavor will help your lead gen considerably, especially if you want more home seller clients.
